How much does an electrical inspection report (Elektrobefund) cost in Vienna?

The cost of an E-Befund depends on the size of the installation and the availability of documentation.

Travel within Vienna is already included.

Up to 50 m²

Flat rate: €300 (plus VAT)

This applies regardless of whether complete documentation is available.

From 51 m² onwards

Standard: 6 €/m² (plus VAT)

With complete documentation: €5/m² (plus VAT)

Example calculation (72 m²)

Standard: €432 = (72 m² x €6)

With documentation: €360 = (72 m² x €5)

(plus VAT)

Why is there a minimum price?

Even for small apartments, the electrical inspection report includes the full standards-compliant inspection, the required measurements, and the preparation of the inspection report. That is why a minimum price applies.

Why is it cheaper with documentation?

If plans or previous documentation are available, this reduces the inspection and documentation effort. That is why the price per m² is lower in such cases.

How does an electrical inspection appointment work in Vienna?

1 Send your enquiry

You send us the floor area, address, and any existing documentation, if available. We then provide you with a short response outlining the expected process and price.

2 On-Site Inspection and measurements

We inspect the electrical installation through a visual check and standards-compliant measurements. Depending on the property, we take a closer look at the distribution board, protective measures, circuits, and any visible extensions or modifications.

3 Documentation & Result

You receive a clear inspection report with the result and, if necessary, a list of defects.

4. If needed: defect rectification

If defects are identified, we clearly separate the inspection, defect rectification, and re-inspection. On request, we can also carry out the necessary remedial work.

What exactly is checked during an electrical inspection report?

During an electrical inspection report, we do not just check individual visible defects, but assess the overall safety condition of the entire electrical installation. This includes a visual inspection, standards-relevant measurements, verification of the protective measures, and clear documentation in the inspection report.

Distribution board and protective devices

We check the labelling, structure, protective devices, and any visible signs of ageing or poorly executed extensions.

Measurements & standards

This includes insulation resistance testing, functional testing of protective devices, and other standards-relevant measured values.

Protective measures

Inspection of the FI/RCD, protective conductor, equipotential bonding, and the general effectiveness of the protective measures.

Documentation

You receive an inspection report with a technical assessment and, if necessary, a clear list of defects.

Cables, sockets, and switches

Visible installation, accessibility, condition, and any noticeable irregularities in the existing system.

Visual inspection of the installation

  • Distribution board, circuit breakers, and LS and RCD/FI protective devices

  • Proper labeling and identification

  • Condition and accessibility of all components

Verification of Protective Measures

  • Protective conductor and equipotential bonding

  • Cable routing and visible installations

  • Sockets, switches, and permanently connected equipment

Measurements in Accordance with ÖVE/ÖNORM

  • Functional testing of protective devices (e.g., RCD/FI trip time)

  • Standard-compliant measurements (including insulation resistance and earth resistance)

  • Verification of the effectiveness of protective measures

You will receive a clear and comprehensive inspection report outlining all results. Any identified deficiencies are explained transparently, along with practical recommendations for corrective measures. If required, we can also carry out the necessary remedial work as part of our electrical installation services or through the professional replacement of your distribution board.

When is an electrical inspection report (E-Befund) needed?

An electrical inspection report is particularly relevant when the condition of an electrical installation needs to be properly inspected and documented. In Vienna, this often applies to existing apartments, period buildings, new rentals, alterations, transfers of ownership, or commercially used premises.

Important: whether an electrical inspection report is actually required in a specific case depends on the reason, the property, and in some cases also on operator responsibilities or contractual obligations. For private apartments, there is not always one uniform general rule. Separate inspection and operator requirements apply to commercial properties and workplaces.

Typical situations include:

New rental

Particularly relevant for landlords when the condition of the electrical installation should be clearly documented before handover.

Commercial property / workplace

Relevant where operator responsibility, inspection obligations, and clear technical documentation are required.

Hisotric building or existing property

Typical for older Vienna apartments with old distribution boards, unclear extensions, or missing documentation.

After damage incidents

For example, after a fire, water damage, or another incident, when the condition of the installation needs to be professionally assessed.

After renovation or conversion work

For the technical documentation of the modified condition after work has been carried out on the electrical installation.

If there is uncertainty about the installation

For example, in cases of visible temporary solutions, missing plans, unlabelled distribution boards, or circuits that have been extended afterwards.

Typical issues found in electrical inspection reports in Vienna

In Vienna’s existing apartments, we rarely find just a single defect. More often, it is a combination of old distribution boards, missing RCD protection, circuits that have been extended afterwards, and incomplete documentation.

Common issues include:

  • missing or unsuitable RCD protection

  • unlabelled or poorly structured distribution boards (see distribution board replacement)

  • older fuse systems

  • circuits extended afterwards without proper documentation

  • issues with grounding or equipotential bonding

  • missing plans, inspection reports, or installation documents

Important: A negative or unusual inspection result does not automatically mean that the entire electrical installation has to be replaced. In many cases, targeted improvements, clear labelling, individual protective measures, or a structured rectification process carried out in several steps are sufficient.

What happens if defects are identified?

If defects are found during the electrical inspection report, we clearly separate the inspection, assessment, and rectification. You first receive the inspection report with a technical assessment. Afterwards, you decide which measures should be carried out.

  • The electrical inspection report documents the current condition of the installation

  • Identified defects are described in a clear and understandable way

  • Rectification is a separate step and is calculated separately

  • After the work has been completed, a re-inspection can be carried out

This keeps it clear for you what was inspected, what is actually defective, and which works are sensible or necessary.

Electrical inspection report for rentals in Vienna

For landlords in Vienna, an electrical inspection report is particularly relevant when the condition of the electrical installation needs to be properly documented before a new tenancy. Especially in existing apartments and period buildings, a well-prepared report provides clarity about the technical condition of the installation and creates a solid basis for further rental.

We inspect the installation in accordance with OVE E 8101, document the results in the inspection report, and explain any identified defects in a clear and understandable way. On request, we can then also carry out the defect rectification and re-inspection.

Electrical inspection report for period buildings and existing properties in all districts of Vienna

In Vienna, the electrical inspection report often does not concern a new-build installation, but rather long-established existing installations – with old distribution boards, later extensions, missing labelling, or incomplete documentation.

Especially in period apartments, apartment buildings, owner-occupied flats, and smaller commercial premises, not only the measurements are important, but also a proper technical assessment of the existing installation. That is exactly what our process is designed for.
