For properties up to 50 m², the price is €300 plus VAT. For properties 51 m² and larger, we charge €6 per m² without complete documentation and €5 per m² with complete documentation. Travel within Vienna is already included.

For an average apartment, the inspection usually takes around 2 to 2.5 hours. The exact duration depends on the size, layout, and condition of the unit. Appointments are often available at short notice, depending on the property and current workload.

Defects are documented and categorized by safety relevance (e.g., "hazardous" vs. "improvement recommendation"). We can provide a quote to fix these issues immediately.

An E-Befund is particularly relevant when the condition of the electrical installation needs to be documented — for example when renting out or selling a property, during a change of ownership, after alterations, or when the property management company, an authority, or an insurance provider requires proof. Whether it is actually required in a specific case depends on the respective circumstances.

You will receive an inspection report detailing the results of the inspection and—if applicable—a list of defects to serve as a basis for the next steps.
